THE Design/Build METHOD:
With the Design/Build Method, the Design/Build Contractor Provides
the Design Services and Takes Responsibility for the Entire Project.
Planning proceeds quickly through three phases to give the owner more
input into the plans and specifications and more timely information
about costs and schedules. If the owner is not satisfied with either
the design or the costs, the process can be halted after either the
first or second phase without significant cost. Phase 1 - Develop Concept Design & Cost Budget:With our Design Partners, We Offer Full Building Design Service: Complete architectural services including consultation and design and Civil and structural engineering design services. The Design/Builder reviews the owner's requirements and prepares concept plans for the site and building, a cost budget for the project and information about alternate construction methods and materials. Phase 2 - Preliminary Design & Value Engineering:The Concept plans are revised to meet the owner's use and cost requirements, and additional details are added to provide adequate information for the Design/Builder to provide a firm price for the project. Competitive bids can be acquired from the major subcontractors and suppliers for the job to provide the owner with the best cost. Phase 3 - Final Design & Building Construction:Once the owner is satisfied with the design and cost, the Design/Builder will complete the final plans and specifications and proceed with the construction of the project.
